Located in Pendik Istanbul, the Garanti Bank Technology Campus is one of the most sustainable and innovative buildings in Turkey. The total program of the project is 142,000 m² and consists of three main parts: open office spaces, specialized program areas, and service areas such as car parks and archives. The district of Pendik (historically an industrial zone) is currently undergoing a transformation into a commercial area. Formally occupied by a chemical factory, the existing site was left in poor condition with large concrete hardscapes and abandoned warehouses. For of the LEED gold certification, strict policies for demolition has been implemented to ensure that at least 50 % of the existing buildings are recycled or reused. Additionally the trees existing on the landscape are protected to prevent any damage to the existing ecology as well as to prohibit storm water erosion. During the concept and schematic design phases, the building envelope was optimized through thermal simulation analysis to reduce the heating and cooling loads within the building. Additionally, the sustainability concept focuses on the site rejuvenation, water conservation, energy conservation and high user comfort. Through the integration of concrete core activation and a ventilation system with high efficiency heat recovery, the energy use and operation costs of the building are reduced substantially.
